Asphalt is a petroleum derivative and is soluble to distillates such as gasoline and motor oil. Sealing your pavement prevents damage from distillates and chemicals.
The intrusion of moisture into asphalt pavement accelerates deterioration. Sealing asphalt prevents the seepage of moisture from snow and rain, thus preventing damage from freeze-thaw cycles.
Solar rays oxidize the oils in pavement, causing brittleness and the loss of aggregates, destroying up to 50% of the original thickness within just five years. Sealcoating blocks these rays.
Properly maintained asphalt pavement is tough and durable, resisting wear many years longer than unsealed surfaces. Cleaning, snow removal and pavement marking also become easier.
When your blacktop was first installed you noticed the rich jet-black color. As time passed, however, the surface began turning gray. That’s the warning signal that the blacktop surface has become worn, porous and rough. The asphalt binder weakens and loses flexibility, causing the aggregate to loosen and allowing water to penetrate deeper, accelerating deterioration.
Black asphalt cement (“A/C”) binds the rock in your pavement together but has no resistance of its own to the oxidizing effects of the sun’s infrared radiation and is soluble to petroleum chemicals like fuel and motor oil. As it wears away, the rock, too, loosens and can be washed away, opening the surface to water penetration. As water builds up beneath the asphalt, freeze-thaw cycles cause cracks and cavities to form, eventually developing into potholes and other serious damage.
Sealcoating helps to restore and protect your investment and keep this from happening.
Once the seal coat has been applied, the lot can be re-striped to the previous layout. Or if you desire to make changes to your current layout, we can make the necessary accommodations. Everything you need to repaint or upgrade your parking lot layout or location to current standards; we can do it.
When asphalt has deteriorated to the point where there is extensive cracking, asphalt repair is the most logical option. When the asphalt has gotten to this point, it looks like alligator skin – cracking in all directions of a particular area. Some of these areas may also have the pavement chunking out, creating potholes and other hazards.
Since the pavement is now beyond the scope of simply sealing the crack with rubberized petroleum crack sealer, it requires a patch. This is where we remove the old, damaged pavement and replace it with new asphalt.
Whether you need your concrete stained, new metallic/flake flooring for your garage or house, or a large parking lot seal coated & striped, we have the equipment and ability to successfully complete your project with the highest levels of professionalism and quality.
